Name of the organization: Hudson Companies, Alliance St. Nicks, MAP
Project title: Cooper Park Commons Building 2
Project location: Brooklyn, New York State
This 100% affordable 18-story unit is part of a multi-building development by the Hudson Companies, St. Nicks Alliance and Project Renewal on the former Greenpoint Hospital site in East Williamsburg, Brooklyn. The 311-unit building was designed by Magnusson Architecture and Planning (MAP) with associate architect Architecture Outfit and energy consultant Steven Winter Associates. The project received both a Buildings of Excellence Award and a Blue Ribbon for Design Excellence Award from NYSERDA. In an effort to minimize the building’s carbon emissions, the design team is committed to achieving LEED for Homes v4 Gold and Passive House International certifications. Due to this emphasis on sustainable design, Building 2 will provide energy savings compared to a typical new construction affordable housing development, and will also provide indoor air quality, comfort, improved health and resilience for the tenant community. The project will use a wide range of funding sources available for mixed-use developments, creating a financially replicable model for sustainable and community-oriented affordable housing developments.
Impact on the community:
Building 2 is part of Cooper Park Commons, a multi-building development on the former Greenpoint Hospital site in the East Williamsburg neighborhood of Brooklyn. Currently the site has a men’s shelter, DHS laundromat, and a vacant and decaying building, all fenced off from the community. In contrast, the new development will offer nearly 500 affordable housing units, 110 affordable senior housing units, a 200-bed homeless shelter, health clinic, retail cafe and community space, including a center for the elderly and a training center for workforce development, and open space.
In fact, the majority of the 4.5-acre campus will be rejuvenated and open to the public with landscaped pedestrian boulevards, public seating, and a grass gathering space.
